Real estate investing, like any other investment, can come in many different forms. I think it's important to understand some of the common methods so you can decide what is best for you to pursue. Four common ones include BRRRR (Buy, rehab, rent, refinance, and repeat), House Hacking, Airbnb Arbitrage, and REITs.
Using the BRRRR method, investors typically use financing (20-25% down) to acquire properties then update/rehab them, rent them out, refinance their investment, and take that money to put down on another investment property- and repeat.
House Hacking, on the other hand, typically requires only 3-5% down because you live in it as your primary residence for at least two years. House hacking can be done through single family homes or up to four units. In single family homes you can live in one bedroom and rent out the remainders, or in a multi-unit you can live in one unit and rent the others. You can have up to ten loans using this process.
Airbnb arbitrage is a newer term. This process essentially involves subletting your rented home or apartment through sites such as Airbnb and VRBO. While this is a very entrepreneurial method, certain actions must be taken to avoid wrongful legalities.
REITs are another great option for getting started in real estate investing. Real Estate Investing Trusts are great for beginners because you don't need a lot of capital to get started and you can do it online.
